Will Adding a Pool Increase Your Home’s Value? The short answer is probably. But there are quite a few things to consider.

A number of studies list a 4-8% increase in value. Forbes quoted 7%* as recent as May 2024. The truth is, it depends on the current value of your home, the kind of pool, the landscaping around the pool and where you live. Adding a pool in Alaska is not the same as adding a pool in southern California.

Like many upgrades, I feel adding a pool should be done for your own enjoyment. It’s hard to put a price tag on years of family fun, birthday parties, and exercise. You might say that time is priceless.

In most cases, adding a pool simply to sell a home may not be wise. At least not in the 717! Consult your local Realtor for the scoop so you can make an informed decision.

In the end, do what makes sense for you. Keep in mind it is likely you will not recoup the entire cost of pool installation, landscaping and related dollars spent. But when it comes time to sell you may realize a higher sales price than other homes, and you’ll have some great summertime memories!
